Welcome to Wynnewood Neighborhood! This small division of 27 homes is made up of neighbors who take pride in living in this charming neighborhood. The homeowners of this small village are neighborly and welcoming.
Each of you chose to live in Wynnewood for various reasons. These may be the appeal of the architectural details, low maintenance lawns, and controls which protect and enhance everyone's enjoyment of the area. Without question, a neighborhood such as Wynnewood requires everyone's cooperation because what you do on your lot directly affects the surrounding homeowners to a much greater extent than in more standard subdivisions.
Because of these factors, the Covenants, Conditions, and Restrictions of the subdivision are of greater significance than in many other subdivisions. Whether you personally chose to view the Covenants as "protective" or "restrictive", they are nevertheless meant to protect your and your neighbors' enjoyment of the area. Please familiarize yourself with the Bylaws and Covenants. If the Bylaws or Covenants need to be amended in any way, there are provisions for doing so.
Some key points to know:
Parking:
- Parking is not allowed in the street.
- Guests should park in one of the six designated parking areas (marked in blue on map).
- Residents must park their vehicles in the garage or driveway.
- Parking by Residents is additionally permitted in the designated overflow parking area (marked in red on map) facing west toward the swimming pool.
- Boats, trailers, RVs, pickup campers, race cars, inoperative vehicles and similar items may not be parked or kept for indefinite periods of time on the streets or in the overflow area (marked in red on map).
Common Areas and Yards:
- The Common Area shall not be improved, painted, decorated, repaired, or replaced, except by the Association. This includes all Common Area landscaping, tree maintenance and tree or landscaping removal.
Lawn Maintenance:
- Each owner shall maintain and repair their lot and dwelling in a neat, orderly, and sanitary condition. Yard decorations should be minimal and tasteful. All yard work equipment should be stored either in your garage or in your back yard out of view of other residents. No outdoor garden/storage sheds are allowed. Trash bins and bags of lawn debris will be permitted to be put at curbside on the night prior to the regularly scheduled trash pickup (currently Thursday morning). The trash bins should be retrieved from curbside as soon as possible on the day of pickup.
Architectural Rules and Control:
- Except with the written approval of a majority of the Board, no owner shall construct, reconstruct, recolor, refinish, alter or maintain any improvement on any Lot.
- The Board must approve any changes, alterations, and/or additions to any element of the exterior of a property, prior to planning or executing any changes. This includes construction, reconstruction, recoloring, refinishing, altering, or maintaining, or additions to any exterior improvement on any lot, including but not limited to, landscaping, exterior painting or repainting (color changes), patios and decks, mailboxes, roofs, garages and garage doors, guttering, antennas and satellite dishes, doors, shutters, driveways, fences, external structures, and signs. Homeowners must submit written detailed plans, specifications, and paint samples to the Board for approval prior to taking any action. The Board will review and approve/disapprove all requests as possible. To submit an application for change approval, please use our Architectural Change Request feature.
How to pay your HOA dues:
- HOA dues are due on the first of every QUARTER; assessments (when applicable) are paid annually.
- Wynnewood HOA uses CASA as their agent for managing association accounting and accounts receivable/payable duties.
- For new homeowners, CASA will send a welcome letter with instructions on how payments should be made; an auto draft option is available for those who choose.
